What Miami luxury prices did this quarter, by neighborhood

Every quarter we read the closed sales in the five neighborhoods where we work most and write down what changed. This is that note, in plain language.

Waterfront still leads

Homes with water access kept selling faster than the rest of each neighborhood. Buyers continue to pay for a dock and for views that cannot be built in front of.

Condos take longer

Older condo buildings take longer to sell while owners plan for structural repairs. New buildings, and older ones with their repairs done, sell at a premium.

What it means for you

If you are selling, price to the most recent sales on your street, not to last year. If you are buying, ask your agent for the days on market of every comparable home.

Ask us for the full numbers for your street.
